We seek for 'Country Real Estate Manager' who will be able to demonstrate knowledge in ABB within Real Estate.
This is a Real Estate Manager role reporting to the CFO located in Dudullu Istanbul,Turkey.
Your responsibilities
Establish and implement the Real Estate strategy and plan to ensure the optimum cost level in order to achieve economy of operations and maximize utilization of facilities. Ensure that an appropriate work environment is provided for all people and production units,
Develops strategic real estate plans for the medium term to enhance the Local Business Unit’s facilities for both current and prescribed future needs. Maximizes efficiencies through consolidation and sub-letting initiatives. Promote and implement new workplace behaviors and models,
Manages the financial performance of the real estate for the business to meet or exceed committed performance levels. Manages assets in an economical way to improve profitability, productivity and flexibility,
Establishes and regularly updates a detailed corporate real estate inventory of all ABB owned, leased/rented sites, plots of land, offices, manufacturing facilities, warehouses, storage, parking, cafeteria, etc.,
Supervises all major real estate investments in owned or leased facilities and ensures such investments are submitted for formal approval and in line with Group policy,
Benchmarks, monitors and reports on related real estate occupancy costs for all facilities,
Acts as prime point of contact for local authorities for regulatory and compliance purposes,
Zero harm – (in conjunction with the Country Health and Safety Manager) ensures that all activities led by Real Estate are undertaken with all necessary safety control measures to mitigate and eliminate hazards/risks,
Ensures (with HR Partner support) that the area of responsibility is properly organized, staffed, skilled and directed. Guides, motivates and develops direct and indirect subordinates within HR policies.
Job Specification
Your background
Min 8 years of experience in facility management,
Min 2 years of people management experience,
Strong understanding of the financial aspects of projects, facility management and occupancy costs,
Knowledge of Turkish laws with reference to the investments/divestments, building code, safety and environmental issues,
Ability to assess construction systems, building design, space and cost efficiency,
Ability to effectively manage multiple projects simultaneously and complete within estimated time frames and budget restraints,
Excellent command of written and spoken English and Turkish,
MS Office software knowledge is required,
Strong project management, negotiation, analytical and organizational skills,
Strong interpersonal and written communication skills needed to interact with architects, vendors, developers, commercial brokers, contractors and others,
Available for frequent travels between facilities.
